Our longstanding customer, CBRE Global Workplace Solutions Group, partnered with Siemens Energy to address poor light levels in one of its facilities. CBRE recognized there was an opportunity to enhance working conditions while reducing energy costs. CBRE approached LED Lighting Supply as its lighting partner to support the warehouse lighting upgrade.
The Customer’s Challenge:
The objective was to improve the illumination for their workers and achieve significant energy savings by leveraging our commercial-grade lighting solutions. The project aimed to replace traditional high-output 54-watt tube lights with energy-efficient alternatives.
The existing fluorescent lighting system created several challenges for the facility:
- High heat output radiating into the environment, straining the existing HVAC system
- High operating temperatures causing premature fixture and component failures
- Uneven lighting levels throughout working areas minimizing visibility for workers
- Frequent repairs and bulb replacement, which increased maintenance costs
The Strategy & Solution:
Our Product Specialist, Jeff Cesenaro, recommended a high-quality LED high bay fixture with an expected rated life of 170,000. Our team designed a custom lighting plan to ensure the lighting level outcome that the facility expected.
The solution included a direct one-for-one replacement of the T5 fluorescent tube lights with LED Lighting Supply’s 200 Watt LED UFO high bay fixtures.
These energy-efficient fixtures provided several key benefits for the factory:

The Results
The UFO LED high bay fixtures achieved an average foot-candle (fc) level of 48 in the manufacturing work area.
The upgrade exceeded expectations. CBRE was awarded additional project scope from Siemens Energy, resulting in upgrades across more facility areas than originally planned. A total of 140 fixtures were installed with minimal disruption, and the outcome surpassed initial expectations.
Energy consumption was reduced by 54%, along with a 30% increase in the expected lifespan of the lighting system. CBRE was highly satisfied with the efficient lighting layout and collaborative pricing support provided by our Lighting Specialist.
The facility upgrade delivered significant cost savings and improved light coverage across multiple performance metrics for Siemens Energy. The upgraded LED solution reduced overall power consumption while maintaining consistent lighting performance throughout the space.
Switching to LED high-bay fixtures reduced energy usage by 54% and increased rated life from 100,000 hours to approximately 134,000 (L70) hours. This extended lifespan reduces maintenance needs and downtime, improving overall cost efficiency.
As a result, the facility is projected to save over $125,000 within five years, maximizing return on investment.
